Selling price: $1,239,000
Neighbourhood:Casa Loma
X-factor:A detached duplex in Tarragon Village is on the market, offering more than 2,500 square feet of finished living space and a world of possibilities for potential buyers or investors, its listing says.

The open-concept ground floor currently connects a dining area, office space, living room area and breakfast table.
Chestnut Park Real EstateThe property at stands out with its unique architectural features — including arched windows — and layout, which consists of two fully separate suites.
“You walk in the front door, and there’s a little foyer, and then you go through one door and it leads you to a main floor and lower level unit,” said listing agent Nicole Zarry. “Then you go through another door and it leads you to the second floor unit.”

Listing agents note the home’s arched windows and hardwood floors.
Chestnut Park Real EstateThe ground floor and lower level suite is “deceivingly larger” than it appears from the outside, with a combined area of more than 1,700 square feet, Zarry said.
Inside, the main floor features a spacious dining area — currently sectioned off by a partition for a home office that listing agents say can be removed — and an open-concept kitchen and breakfast area.

A dividing wall, which listing agents say can be removed, mark a home office space within the open concept ground floor.
Chestnut Park Real EstateAlso on the main floor is a three-piece bathroom and a cosy living room with floor-to-ceiling doors that open to a private, south-facing backyard.

Floor-to-ceiling doors open to a private, south-facing backyard on the ground floor.
Chestnut Park Real EstateDownstairs, the lower level boasts a large open-concept bedroom, a four-piece bathroom, a gas fireplace, a workshop and laundry area, and another walkout to the garden.
“Even though we say there’s a basement, it’s actually more of a lower level, because it’s a full above-grade walkout and above-grade windows,” listing agent Dawna Satov said. “It does not feel like a typical basement at all.”

The lower level features an open-concept bedroom with a walkout to the backyard.
Chestnut Park Real EstateThe second floor, accessed via its own entrance, includes a large foyer, a living room, a spacious bedroom with a double closet, a bathroom, a second bedroom, and an open-concept kitchen with a dining area.
The south-facing backyard is serene and private, with a small pond and patio, ideal for entertaining or quiet afternoons. The front of the house has parking space for two cars, a rare find for the neighbourhood.

The upper-level suite houses two bedrooms.
Chestnut Park Real EstateWho is the ideal buyer?
Flexibility is central to the home’s appeal.
“It could go to an end user that wants to live in the ground floor and basement and rent out the upstairs,” the agent said. “It could go to a multi-generational (buyer) … where, you know, you had a kid living in the upstairs, and the parents maybe live in the ground floor and basement. Or it could be an investor.”
Listing agents also noted the upper suite could be used as a home office. The home could also be converted into a single-family residence without much structural work.

With its own kitchen and bathroom, the upper-level suite offers rental opportunities.
Chestnut Park Real EstateLocated near Dupont Street, the home issteps from TTC transit andjust a short walk from Tarragon Village’s shops and restaurants.
“It’s super convenient — close to everything,” local real estate expert James Frodyma said. “In that sense, it’s a very desirable area.”
Proximity to George Brown College also opens up rental opportunities for student housing, should a buyer lean toward investment, listing agents noted.

The south-facing backyard is serene and private, with a small pond and patio.
Chestnut Park Real EstateIs it priced fairly?
As the only detached listing in the area, the price of the home is reasonable, according to Frodyma.
“For a two plus one bedroom, three-bathroom home, I think the value there is decent,” Frodyma said. “There’s definitely a lot more expensive properties in the immediate area.”
The home also sits just a few blocks away from Casa Loma, which the listing agents say make it a lucrative property.
“If you were getting a single family home or a duplex in the Casa Loma area, steps away, it’d be far pricier,” Zarry said. “So (this listing) is a way of getting into an incredible area.”
